
After obtaining multiple offers this, I sold this updated condominium unit in the popular Sawtelle area at a top of the market price. The condo was already tastefully updated and furnished, but with some extensive marketing by way of adding in some personal staging touches, bringing in and coordinating with an incredible photographer to best capture the unit, multiple open houses and extensive marketing, we were able to get about 16 offers for this condo. I prepared an extensive diligence package, which included a list of upgrades, building permits, title report, 9A report, NHD, HOA documents, and recent home inspection by a reputable company prior to getting into escrow. Many agents do not do this until the property is in escrow but I feel that creates too many possibilities for a buyer to negotiate the deal or cancel escrow. Putting in the time and preparing the diligence in a credible and professional manner allowed prospective buyers to have confidence in make a no contingency offer for the home. This also allows me to get ahead of any issues that may arise prior to getting into escrow. As a result, my seller did not have to have to worry about the buyer backing out of the transaction and could sleep easy at night especially since he was already in escrow for a new home!
